TERMS AND CONDITIONS

All rentals are subject to the following terms and conditions: -

RESERVATION DEPOSIT AND PAYMENT OF BALANCE: A reservation deposit of £100 per rental week is required with the completed booking form. The full balance is payable no later than 2 calendar months prior to the date of rental arrival. In addition a refundable security deposit of £100 is to sent to us before the date of arrival. On verification that all is in order this deposit will be returned within 30 days. Alternatively, you can purchase a non-refundable Damage Guarantee Certificate.

CANCELLATION CHARGES: We must be notified in writing as soon as possible in the event of cancellation. Should you cancel your booking the following cancellation charges will apply:

More than two calendar months before departure    Deposit forfeited
Between one and two calendar months prior to departure   50% of total cost forfeited
Less than 30 days prior to departure     100% of total cost forfeited.

AMENDMENTS: In the event that you need to change your holiday dates, we will do our best to make the requested change. However, if this is not possible the above cancellation charges will apply. We reserve the right to amend or cancel the booking owing to circumstances beyond our control. In this unlikely event we would notify you immediately with the offer of a different property of a similar of better standard in the same or similar location. If this is not acceptable, all payments to us will be refunded.

LIABILITY: During your stay, neither our representatives, our agents or we accept any liability whatsoever for death, personal injury, loss or damage to persons or personal effects, however caused. As with any development, there may be some ongoing construction, or alternations of existing homes, please note that we cannot be held responsible for any noise or nuisance as a result.

COMPLAINTS: In the unlikely event that there are any problems with the accommodation, our local management company, details of which are on display at the villa, will deal these with.

FORCE MAJEURE: Neither we nor our agents can accept any responsibility for, or be liable in respect of loss, damage or changes caused by matters over which we have no control, for example, war, hostilities, strikes or other industrial disputes, natural disasters, fire, acts of God, terrorist activities, transport delays or cancellations, epidemics, weather conditions, government action, etc.

INSURANCE: It is advisable that cancellation insurance is contained within your travel insurance.

SAFETY AND SECURITY: Florida State law requires that only the people whose names appear on the booking form be allowed to stay in the property. Under no circumstances may more than the maximum number of people identified on the form occupy the property. Fire regulations permit up to 10 occupants. The pool is used at guests’ own risk. Children must be supervised at all times when in the pool and pool area.
